Exit Realty is a Scam


I still can't believe how many people are getting scammed by these people from Canada. Steve Morris. If you have watched the pitch video and still joined them, I don't know what to say. Maybe there is a bridge in brooklyn i can sell you.

The formula is simple, you pay them $300 every year no matter what you do. that $300 is gone. Then you are encouraged to buy business cards, stationery, training DVD's, training camps, rallies, that's all going to end up to $1000 or more just your first year of doing real estate with these people. Have you made any money? probably not. It's a cult. Like Amyway or World financial group.

Listen, it's simple, any job where you are hired but you have to pay them first, is a scam. No legitimate business requires you to pay them anything. Even working at mcdonalds you don't have to pay upfront.

And the problem is , can you sue them? Good luck, they are in canada.

Find me a real estate company with absolutely no costs to the agent and you will be making a point. Exit does charge an annual fee, and the rest of the fees are transaction oriented only. The companies that charge a desk fee collect that fee every month, even if you did not have a closing. You probably work for KW, so I understand your frustration. Maybe you should find out more about a company before making negative comments. I am making much more with exit than I ever did with Century 21! We have many agents coming to our office from REMax, Coldwell Banker and the other "big companies" so why would they make the move if they did not see it as a good move for their career?

You guys are like children, and i would love to know where you get your information from. Exit Realty has paid out OVER 100 MILLION DOLLARS in Residual income - to the Agents, LAST YEAR ALONE!!!! What does your company do for you? Are you also earning 90/10 Commission split after your first 100K???? Probably not- Your also most likely paying desk fees REGARDLESS if you close a deal that month. Dont be mad that EXIT is CONSISTANTLY growing at 77% no matter what the market condition is!!!!

I can see that the blogger in this case is not a Realtor. ReMax, Century 21, and Prudential are all more expensive. Desk fees can be in the hundreds of dollars each month. Where the hell do you get off commenting on Exit! It is not a cult nor is it a scam. It is one of the more reasonable Franchises to join. Another fact for your hat bud, Realtors are all independant contractors. Unions charge fees as do Associations. I get far less for my association fees than I do from my franchise fee. You need to learn to comment on subjects you actually know and leave Realtor functions alone!

As the Top Producer with RE/MAX in Houston Northeast, I made the best move ever by switching to EXIT. I also brought over 12 agents from RE/MAX and Keller Williams. In the first 2 months 28 agents joined our firm. If you can do simple math, then you can justify a 70/30 split. In fact, I just recruited 3 agents from New York and plan on making a fortune with their residuals throughout their life.
FYI, Warren Buffett is looking to purchase EXIT. Now idiots, read the paper and do your homework. Keep paying your desk fees or shall I call them scam fees.

You have your opinion, but I wonder if you ever worked there?
I'm an Exit Agent, and proud of it. Yes, I have made over $60,000 after taxes in one year! I am very happy with the company! As per your comment, I didn't have to pay for any training and I received a ton of it. You can purchase additional training videos, seminars and other stuff, but thats a personal choice. I'm not sure what got you so upset with Exit to post this web page, but your totally wrong!

WOW! If the $300 per year is killing this guy, I'll bet the guy who wrote this post is OUT OF THE BUSINESS right now! I worked for ERA in 2008 and I paid $57,000 in franchise fees. At least EXIT offers a chance to make up your very small fees (that they have a cap on). I WISH ERA had a cap! It makes me ill when I add up what I paid the past 5 years. could have paid CASH for a nice home with hose franchise fees. I really like the EXIT system and it seems like a very fair system. I may even give them a try myself! I think this format IS the future of real estate.

Well, I wrote a blog in this section in March. I DID leave ERA and joined Exit Realty. Now I feel like a fool..... for not making the move sooner! Exit Realty is the best brand in the business. The CARE about the agents being a sucess. The train the agents so they do make money because chances are, they we brought in by another agent. If you don't understand single level residuals and you are an agent, you bet your ass your broker does not want you to find out about it if you are not with Exit because you WILL leave when you understand that you are just making your BROKER wealthy off the fruit of your work. The guy who called Steve Morris a "Scam" is no doubt an upset ERA, RE/MAX, Keller Williams or Coldwell Banker broker who lost all their agents to the local Exit badge. The TRUTH is, Exit is the best thing going for Agents, Brokers and Owners. WIN / WIN /WIN. I just bought a franchise for Exit Realty in Tampa..... but what do I know, I was only #1 WORLDWIDE with ERA last year. OPEN YOUR EYES AGENTS and run to the Exit office in your town!

I can't believe how ignorant some people are... Talking about business cards cost, signs cost and marketing cost??? Which real estate company pays your business cards? Are they of good quality? I don't think so. Exit Realty is the only real estate company that gives their real estate agents an opportunity of a life time. This is the only company that pays single level residual to its agents. How can you compare it with Amway and other multilevel marketing companies? Steve Morris is a genius. He put together a company that cares. All the corporate trainers that he hired are professionals and they teach Exit Realty's agents how to become more productive. Exit Realty doesn't only helps them to grow as agents but to grow as people. I can't believe that someone can compare a real estate company with MacDonald's:))) Go work for MacDonald's and make six figure income.... My God I am glad that there are still people like you so we can get served.

Why EXIT Realty was not for me! I worked with EXIT Realty and the greatest thing they did for me was give me the motivation to open my own company again. While the brand is solid the experience is inconsistent. Regionals are non-responsive and overshadow the brokers. Corporate support doesn't return phone calls. Then the fees! Fee for this and fee for that. At the end of the day that greatest decision I made was to make my EXIT! I have owned and operated real estate brokerages for over 16 years and WOULD NOT recommend this one!

I am not sure how long ago you were part of Exit but to say that corporate support doesn't return phone calls is absolutely wrong...Every time I call franchise support, they return my calls the same day or next day the latest if I call after business hours. There are times that I don't even have to leave a message, they answer the phone. The fees that they charge are not high at all, I've been part of other franchises before and it cost me a fortune. Even a non franchise local offices charge a transaction fee, always higher then what we pay in EXIT and there is no cap... I am sure that those of you who are finding EXIT too expensive and calling it a "SCAM" are just brokers who didn't put any time to understand and use the system properly; same as agents that are blaming their brokers for not making it in real estate. If you are not willing to do anything about growing your business even Steve Morris can't help you, no one can help you succeed if you don't have the desire.

Having owned a RE/MAX franchise for 13 years and now an EXIT franchise for one year I can say there is NO comparison between the support. EXIT Realty Corp is far and away more responsive to me, my admin and more importantly, my agents. The leadership at all levels is involved at a deeper level than any I've been involved with or investigated.

early in 2010 I began to recieve my residual for my first top producer. All start as expect and was going somoothly. Than something went south in 2011. When I began to notice that this top producer was no longer selling like a pro. He began to close rentals and a lot of them. He ended the year as a top producer?

I began to scratch my head and discovered that he had a new friend that was working with him in the same office. To my surpise his website showed 2011 top producer but yet all he closed was some insignificant rentals that.

I began to understand what happed. to make a long story short I opend an investigation that has to this day not be resoponded to. The sponsor left EXIT and went to remax ans the the Exit office he works at is closing.

I am very sure and almost convinced that HE RECRUITED HIS FRIEND (GIRL) AND PLACED THE DEALS UNDER HER TO GET TEH OVERRIDE (RESIDUAL) LOOOOPPPP WHOLE. is what its called.

The accounting system is flauded in many ways that would required atlease a few hours to explain it to you.

DONT JOIN EXIT GO TO A REPUTABLE STRAIGHT FORWARD REAL ESTATE COMPANY THAT DOESN'T ROB YOU AND READ..... THE CONTRACT

Dont JOIN EXIT:

I recently had my residuals redirected by my own sponsor. He simply sponsered his girl friend and placed all the deal under her name to get the 10% residual. THIS IS A LOOP HOLE AND ONE OF MANY.

I am sadened to say that after 7 years of beign with Exit I am leaving this company for there lack of ethics with their accounting system that is flauded and many ways.

See once a sponsor figures that they can make the override and dishonor there sponsoring agent in the process, it makes it very difficult to make any money with EXIT.

Another thing they charge outragous feesss for training. Their convention is over 400 dollars for a ticket let alone all the other yearly training that they charge expensive fees for.

OVERALL THE RATING IS 3 Go to a better more reliable more respectful company that is not a franchise who charges 300 per 2 sided transaction and over charges for EO insurance and yet never let you see the policy ....

Sounds like those that have negative comments all want something for nothing. Boo-hoo, annual fee of $300. and I have to buy my own business cards for the opportunity to be trained to earn hundreds of thousands of dollars a year and earn single level residuals on the transactions of others that I introduce to EXIT Realty.
But Im going to have to spend a few hundred dollars to get started.

I joined EXIT Realty in 2006 after retiring from the Marines. I researched every national franchise and NONE came close to what EXIT could offer. If you cant make it at EXIT Realty, real estate just aint for you. See if WalMart will have your dumb ass.
Ive increased my production year after year at EXIT as a result of the systems, support, training, NO desk fees, and yes I do have to spend a little bit to reap the rewards.

If a customer wants to compare real estate agents he is not going to see much differences; I don´t think that any of this companys gives a better service than the others or that it is cheaper.

Exit is a scam. Ill give you a quick example. You can sponsor your spouse and make 10 percent on your spouse. This will give you and your spouse a combined 80 percent commission; in the end, you are leaving your initial sponsor with 10 percent of your 10 percent (the spouse you sponsored), which is pennies. This is multi-level, as in, two levels deep. They won't tell you this and they won't change it either.

This happened to me and I lost 10k from a top producer that I trained and helped. Exit refuaed to contact me back about this, did not change this loophole or even defend and go after that agent and their spouse, who latter left to a big competitor.

New flash, sell hones or be broke. There is no easy way to make money in real estate. I wonder how many sponsor s are selling and making residuals in this dead real estate and very slow recovery markey that we are currently in?

SCAM is the correct term. They don't pay what they say!
They claim to pay 7% residuals even after you leave, then 5% to beneficiaries? Absolute BS. The agent I sponsored is still making sales, I left a year ago and haven't received penny since.
Don't believe the hype!.

KW is multi level were they can not even tell you what you will make if someone you sponsor sells something. EXIT is simple 10% of the sponsors commission. $10000 your sponsor gets $1000. Simple. It comes out of the brokers side. KW explain how yours works. You know what a gimmick is royal fees transaction fees office fees all of which remax and kw have.. REALLY EXIT REALTY keeps money in your pocket. I have made more than 50k in residuals for the past 3 years in a row.
